It depends on your loan type and price point, but many first-time buyers purchase with as little as 3–5% down. Some programs even offer down payment assistance. On our initial call, we’ll look at what you’re comfortable with monthly and work backwards from there.
Instead of just looking at your max pre-approval, we’ll focus on a payment that feels sustainable for you. We’ll factor in taxes, insurance (including any potential flood insurance), HOA/CDD fees, and maintenance so you have a realistic monthly number before you start shopping.
Most of my Jacksonville first-time buyers go from pre-approval to closing in 45–75 days, depending on inventory and how specific your criteria are. I’ll share a clear timeline and keep you updated at every milestone.
